1.  Overvaluing the home.  It is understandable that you want the most money for your property.  But you have to understand that the price is what the buyer WILL pay.  It is not what the buyer MUST pay.  You run the risk of having your listing ignored by good buyers simply because you listed a high price for the property.  Most overpriced homes take a long time to sell and in some cases, the seller tends to lower the price just to sell the property.

Before you slap a price tag to your home though, make sure that you are guided by real estate agents who know the market valuation of your property.  They would also help you make sure that you are not undervaluing your property.

2.  Assuming that since it looks good enough for them, it would also look good to buyers.  No matter how competitive your price is, some buyers would just not be interested if the curb appeal of your home leaves so much to be desired.  Before you list your home for sale then, you have to make sure that it really looks great and has that “buy me” look.  It could spell a lot of difference in selling your property.

3.  Not staging the house.  This is the same with the curb appeal mistake.  While you might think that the house already looks good enough for you, some buyers might get turned off by the state of the property inside.  Remember that you are selling something and it should be your duty to make it look presentable to all prospective buyers.  You do not even have to spend a lot on this.  Simply make sure that the house is clean and inviting and that is sure to make a great impression to buyers.
